3.0 Purpose of Valuation

(a)    To estimate the current open market value of the property.

(b)   To determine the suitability of the property as banking security.

(c)    To opine the fluctuation of the future value of the property.

(d)   To indicate for insurance purposes the reinstatement cost of the property.

5.0  Date of Inspection of the Property

This property was inspected on Saturday  14^th  February 2009 and on  19^th March 2009 with Mr. Tedburt R.Theobalds Bsc, MIS, MBA whom is a certified and registered member of the Institute of Surveyors of (St. Lucia) Inc.

6.0  Extent of Appraisal Process

The appraisal is based on information gathered by the appraiser from public records, inspection of subject property and locality, and examination of comparable sales within the subject market area. The cost approach applied in this exercise is based on technical data available and the writer’s knowledge of the subject market area.

9.0  Plot Size

The area of the parcel of land consists of two lots (Lot 17 = approximately 7,684 acres and Lot 19 approximately 9,616 acres totaling approximately 17.300 acres as shown on survey plan
